For Property Managers

Get the reconciliation right before it goes out.

Every reconciliation you issue can be audited line by line against the lease. Read it that way first: the cap, the gross-up, the base year, the management fee and the capital items, each checked to the cent before the statement goes out. Fewer disputes, and fewer corrections years later.

Three questions most property managers can’t answer

Does every statement apply the cap the way the lease writes it?

Cumulative, compounding, lesser-of: the cap in the lease and the cap on the statement are often different caps.

Which of this year’s charges should be amortized as capital?

A roof, a parking lot or a chiller expensed in a single year belongs on an amortization schedule, not in one year’s expenses.

Is the management fee charged on the base the lease allows?

A fee charged on taxes, insurance or capital the lease leaves out of the base won’t survive a review.

Pre-issue review setup · about 4 weeks · fixed price

We abstract the recovery clauses from your leases, add a review step before each reconciliation is issued, give you the tools and a deadline calendar, and train the people who prepare them. Then we leave.

Short on hands at year-end? We review reconciliations before they’re issued, for a fixed fee.

We never work both sides of the same lease. If we already act for the other side, we decline, without saying who.
